As a residential OCC member, you’ll get priority scheduling and routine tune-ups—so small issues get caught before they become big repairs. Members also qualify for a 15% discount on heating & cooling repairs, as well as earn 1% toward the purchase of a new system from Oregon Heating & Air Conditioning which accrues annually, each consecutive plan year.
For customers with both heating & cooling, a heating & cooling tune-up will be performed and for customers with heating only, a heating tune-up will be performed during a single annual visit.

Heating & Cooling Tune Up
Our Technicians Will Perform the Following:
- Replace pleated air filter (hi efficiency filter & electronic air cleaners are extra)
- Wash I/D coil (extensive cleaning extra)
- Check and flush condensate drains
- Flush condensate pan
- Clean & flush condensate pump if applicable
- Check pan for cracks or bad seals
- Wash O/D coil (extensive cleaning extra)
- Tighten electrical connections, check for loose or frayed wires
- Check incoming voltage
- Check amp draw of compressor and fan motors
- Lubricate motor if needed
- Inspect contactor points for pits or burns
- Inspect capacitor for leakage
- Take sensor readings if applicable
- Check for proper airflow
- Check refrigerant pressures
- Check thermostat calibrations/settings
- Make recommendations to customer in writing

Heating-Only Tune Up
Our Technicians Will Perform the Following:
- Replace pleated air filter (high-efficiency filter & electronic air cleaners are extra)
- Tighten electrical connections
- Check wiring & incoming voltage
- Check transformers
- Check amp draw on blower motor & inducer motor
- Check blower wheel (extensive cleaning extra)
- Check & clear condensate drains and traps
- Check ignitor
- Check and clean flame sensor if needed
- Check incoming gas pressure and manifold gas pressure
- Check burner operation and clean if needed
- Check for loose or frayed wires
- Check all pressure switches and limit switches
- Check and inspect for any cracks or deterioration
- Check all venting and terminations
- Check all safety controls
- Take heat mode readings (heat pumps)
- Check for proper defrost operation (heat pumps)
- Check backup heat (heat pumps)
- Check any lockout controls (heat pumps)
- Check pressures and compressor (heat pumps)
- Visual inspection of electrical components
