Heating System Options for West Linn Properties

The right replacement depends on how the property is built and how its occupants use each space. We evaluate the building before recommending equipment rather than relying only on the capacity of the old system.

Gas Furnaces
A furnace generates heat and distributes it through connected ductwork. Before recommending one, we evaluate the existing ducts and insulation, calculate the required capacity, and account for the property’s layout.

Heat Pumps
These systems transfer heat instead of generating it through combustion and can reverse operation to provide cooling. Proper sizing is essential because insulation, duct performance, and the home’s heat loss affect equipment selection.

Ductless Mini-Splits
We install ductless mini-splits in properties without suitable central ductwork or where room-by-room temperature control is part of the project plan.

Heat Load Calculations
We perform a comprehensive heat load calculation to determine the capacity the property requires. We consider its layout, insulation, and heat loss, then inspect the ductwork so the proposed equipment reflects its operating conditions.

When to Consider Heating Replacement

Replacement isn’t the automatic answer when a heating system develops a problem. We follow a repair-first approach, identify the involved parts, and present both paths when a repair remains practical. We recommend a changeout when the existing system is beyond repair or continued work no longer makes financial sense.

Furnaces typically last 15 to 20 years, while all-electric systems can often last 20 to 30 years, although age alone doesn’t determine whether replacement is appropriate. Repeated breakdowns, rising repair needs, uneven comfort, and declining performance are reasons to request an evaluation. We compare the equipment’s condition with the property’s expected heating needs before making a recommendation.

When a system is no longer a practical repair candidate, we can schedule a timely installation based on the completed property and equipment evaluation.

What Your Heating Installation Includes

The process starts with a phone call or Instant Quote request. We then complete an in-home evaluation and prepare written proposals based on the equipment, property, and installation requirements.

On installation day, we place protective coverings in the work area and remove the existing equipment. A standard furnace replacement typically takes four to eight hours, and most residential heating installations are completed within one day. Projects involving complex ductwork, electrical work, or access can take longer.

After setup, we complete a final walkthrough covering system operation and maintenance. You’ll have an opportunity to ask about controls, routine care, and signs that warrant a service call.

Written Estimates, Financing & Heating Incentives

We offer free estimates for furnace replacements and heat pump installations. Before work begins, we provide written pricing that identifies the included equipment, labor, and permits where required. Cost can vary with system capacity and efficiency, duct condition, and installation complexity.

Financing may be available to qualifying customers through providers such as Optimus and Wells Fargo, with commercial leasing available for qualifying properties. Approval and terms depend on the financing provider.

We review current rebates and tax credits, help identify programs that may apply, and handle many required equipment registrations. We also register qualifying high-efficiency equipment with the manufacturer and applicable organizations, including Energy Trust of Oregon. Effective January 1, 2026, its listed incentives include:

  • A $1,000 ducted heat pump incentive for qualifying owner-occupied single-family or manufactured homes replacing an electric forced-air furnace. The listed incentive is $3,000 for qualifying rental or attached-residence properties.
  • An $800 incentive for qualifying ductless systems replacing electric resistance heat in owner-occupied single-family or manufactured homes. A $1,800 incentive applies to qualifying rental, attached-residence, or income-qualified households.

These incentives are limited to eligible residences served by Portland General Electric or Pacific Power, and eligibility isn’t guaranteed.
